Downtown Portland's sleek new Park Avenue West tower is going to be home to the flagship store of one of the state's oldest and most iconic brands.

Pendleton Woolen Mills, the 153-year-old company renowned for its blankets, throws and apparel, has signed on for just over 3,000 square feet of retail space in the base of Park Avenue West. It will occupy the space in the southeast corner of the building across from Director Park and Nordstrom.

Portland's newest office building is all leased up, but the residential side has a ways to go

As far as Class A office space goes, Park Avenue West is, apparently, the happening place to be.

According to a release this morning from TMT Development, the firm behind the 30-story tower, all nearly 194,000 square feet of office space has been spoken for with a handful of additional tenants. Most of the space had already been tied up by last fall.

Once a symbol of the Great Recession, the 30-story Park Avenue West tower is nearing completion and preparing to welcome its first office tenant this month. The project by TMT Development long sat partially finished on prime real estate after construction halted in 2009, in the midst of the international financial meltdown. But as the economy improved, the building's backers were able to secure a construction loan in 2013 and work re-started.

Holliday Fenoglio Fowler L.P. announced today that it has secured a 20-year, fixed-rate, non-recourse loan for Park Avenue West through MetLife. The proceeds will be used to pay off an existing construction loan.

TThe 30-story Park Avenue West mixed-use tower, being built in downtown Portland by Hoffman Construction Co., continues to rise. The building’s concrete core has reached 23 stories, while structural steel being erected around the core’s perimeter is quickly catching up. Steel on the buildings east side, which is supporting the project’s tower crane, has reached the 17th floor. It's been more than six years since TMT Development Co. announced plans for Park Avenue West, a skyline altering tower it planned to construct at 728 S.W. Ninth Ave., next to its Fox Tower.
Work proceeded quickly at the block, as TMT moved to demolish the three-story Zell Block that occupied the site in 2007. Before long, Hoffman Construction was busy excavating the site and driving piles deep into the ground for a six-story underground parking lot.

The List: Portland's Top Commercial Real Estate Developers

Developed square footage was relatively flat among the companies in the list, reporting an increase of 42,426 square feet over last year’s list. Bucking this trend is Harsch Investment Properties, which saw 50 percent growth in development, an increase of 160,354 square feet.
