TMT Development’s Park Avenue West Hits 100 Percent of Offices Leased

Park Avenue West, once a sign of the stalled Portland economy, now shines as abeacon of the City’s economic health – and strength of the downtown core. The TMT Development project, which began in 2007, opened its doors to retail and residential earlier this year. Today, all office spaces are officially, 100 percent occupied.

One of Portland’s most anticipated mixed-use towers, Park Avenue West, just secured a 130 million dollar permanent loan with MetLife Real Estate Investments. Holliday Fenoglio Fowler, L.P. (HFF) secured the deal as Park Avenue West opens its apartments. The financing is used to pay off the existing construction loan.

“HFF has been a longtime partner of ours and we couldn’t be happier with their commitment to the success of this project from the start. We could not have had a better closing with MetLife Real Estate Investments. This is a momentous accomplishment for all of us,” says TMT Development President and CEO, Vanessa Sturgeon.

In loving memory of Tom Moyer 1919-2014
Beloved TMT Development Founder, Portland Visionary, and Passionate Philanthropist

The entire community has suffered an immeasurable loss. The TMT family is deeply saddened and grieving the loss of our founder, leader, visionary and philanthropic luminary. The public memorial service for Mr. Moyer will be held Friday, 11:00 am, December 5, at St. Mary’s Cathedral, 1716 NW Davis St, in Portland, Oregon. This will include a full mass.

A reception will follow, 12:30 PM at the Multnomah Athletic Club, 1849 SW Salmon St, in Portland.

In lieu of flowers, the family has asked that donations go to New Avenues for Youth, a program that helps empower homeless youth to exit street life.

100 Northwest High School Students Get Sneak Peek at Highly Anticipated Park Avenue West

TMT Development Joins US Army Corps of Engineers Hosting Students for National Engineering Week

Tuesday, February 18, more than 100 Northwest students will don hard hats, and engage their curious minds for a behind-the-scenes tour of the much anticipated Park Avenue West construction site in Portland’s downtown core. High school students from as far away as Hood River will mark National Engineers Week with an up-close look at the cranes and crews at work on what will be the latest in design, build, safety and green technologies.

"We're honored to make this unique construction site part of an affirming messaging to students during National Engineers Week," said TMT Development President and CEO, Vanessa Sturgeon. "We want them to know that big projects like this are about much more than just bricks and mortar. They bring Oregon’s collective talents in engineering, architecture and construction—creating beautiful buildings, jobs and opportunities." TMT Development and Sturgeon are providing a special viewpoint of the site and tour. The students may also have opportunity to sign their names into the building.

The Army Corps of Engineers Chair of Engineers Week, Alison Burcham says, "Park Avenue West offers a rare opportunity for students to witness a live construction site where the very latest in design, safety, and green technologies are being built. They can see the Tower evolve every time they visit downtown Portland."

Sturgeon's tour will include students destined for four-year degrees in engineering, as well as those who are choosing trade schools and two-year degrees in the construction. They will also attend interactive panels, workshops and a mini job fair.

TMT Development Resumes Construction on LEED Platinum Park Avenue West

Downtown powerhouse project to create nearly 3,000 jobs; building slated for completion by end of 2015.

TMT Development Company, Inc. announced today it will resume construction of its Park Avenue West in the heart of Portland’s central business district.

"I’m thrilled to announce that as of today we have restarted construction on this project ahead of our expected timeline," said Vanessa Sturgeon, TMT Development President. "We believe the updated design for Park Avenue West is a perfect fit for Portland and will be a spectacular addition to downtown."

The project is expected to create an estimated 2,880 jobs for local construction workers, suppliers and related businesses.

The new 30-story mixed-use tower will feature 15 floors of apartment units, 13 floors of Class A premier office space and two floors dedicated to retail, for a total building height of 460 feet. The building will also include a six-level underground parking garage, adding 260 parking spaces to downtown.

The tower, which is pre-certified LEED Platinum, will be the most environmentally-friendly building in Oregon, surpassing Platinum designation. It was designed to reduce potable water by 40 percent, cut energy costs by 32 percent and features Portland’s first 40,000 gallon rain harvesting tank.
